In Central Limburg, space is scarce. At the same time, companies are increasingly being asked to become more sustainable. This requires smart choices. Do you want to expand, relocate or become more sustainable? Then Ontwikkelingsmaatschappij Midden-Limburg (OML) can help you.

"We provide space to do business," says Hans Coppus, director of OML. "We do this by improving business parks, carefully issuing new business lots and guiding entrepreneurs in their plans." OML creates space - literally: in the right place, and professionally: so you can get on with your business. In this article you can read how we make that possible together.

Restructuring: better places, better businesses

OML focuses primarily on existing business parks, also known as brownfields. Not expanding on pastures or as little as possible, but making smart use of the space that is already there.

Sometimes a company is not in the right place (anymore). For example because the company has grown, or wants to work smaller, more modern or more sustainable. OML will then work with you to see if another location is a better fit.

Sometimes a company is not or no longer at the right location.

"We sometimes literally shift companies around," says Hans. "That way one company can grow further, and space becomes available at the old location for another. Everyone wins in the process."

This approach leads to:

  • More space for entrepreneurs
  • .
  • More modern and accessible businesses
  • Redevelopment of existing locations

From sales to renewal

New business lots are important, but at OML, it's not the end point. It's a way to get redevelopment going. "We use the proceeds from lot sales to improve (existing) business parks," says Hans. "We make roads better, provide energy facilities and organize the site smartly. That benefits the whole region."

This creates what OML calls 'sliding space': the opportunity to relocate companies, clean up sites and make them ready for the future.

Sustainability? That's what we do together

.

When renewing business parks, OML also looks at sustainability. Together with PVB Limburg, we are investigating what is possible. Think about:

  • Shared energy facilities
  • .
  • Circular solutions
  • Highly insulated commercial buildings

"Sustainability is not a separate project," says Hans. "It's in everything we do. And the benefit to business owners? Lower costs, more value and a strong image with customers and employees."

Corporate lots on offer

OML stimulates economic growth in Central Limburg by offering business lots to entrepreneurs in a careful and legally sound manner. 'This involves working with clear rules of play, clear deadlines and careful assessment. This ensures equal opportunities for everyone. That is pleasant for entrepreneurs and for us,' says Hans.

.

This means that entrepreneurs can apply for a lot. The selection is done carefully and based on clear criteria. As a result, entrepreneurs and OML know in advance where they stand. 'We are partners in the process,' Hans emphasizes. 'We think along with you, help you search and guide you from plan to establishment. Whether it involves expansion, relocation or redevelopment.'

Right company, right place

A region grows not only with stones, but with vision. That's why OML looks beyond today's demand. "We are constantly examining where companies will do best. Which locations are underutilized? Where does relocation create space? And how can we combine business activity more intelligently or make it more sustainable? Our approach is broad and practical and focused on the region. Together with our experts, we look at what is needed per area. We take into account the use of space, accessibility, the environment and economic opportunities.

The result:

  • Strong clusters of companies that reinforce each other
  • .
  • Lower vacancy rates on existing sites
  • Improved accessibility and infrastructure

OML brings the right companies together in the right place. That's good for your business and for the region.

Vision for the future: room to develop

OML is working on a new business plan for the coming years: 2026-2029. The core: room to develop. "That applies to entrepreneurs, as well as to us as an organization," Hans explains. "We want to offer physical and business space for growth, innovation, sustainability, and cooperation. Always in consultation with entrepreneurs, governments and other parties. In that plan, we will continue to make a conscious effort to restructure existing sites (brownfields). Space is scarce, and we want to use it both economically and smartly."
